DoorLoop is property management software used for rent collection, leases, accounting, maintenance, and communication. Tenants usually access it through an invitation sent by their property manager, then return through DoorLoop’s login page after activating the account.

A failed login, a missing payment button, and a rejected bank transfer are different problems. Identify the affected screen first; repeatedly resetting the account will not repair a lease setting or payment configuration.
What is DoorLoop?
DoorLoop is cloud-based rental property management software for landlords, investors, and property managers. Its tools include lease administration, online rent collection, tenant screening, accounting, maintenance, reporting, and resident-facing portals.
The tenant portal is the renter-facing portion. Depending on the property manager’s configuration, tenants may be able to pay rent, review payment history, access lease documents, upload proof of insurance, read announcements, and submit requests.
Features can differ between properties.
A tenant may have working portal access but no maintenance option, no payment button, or no partial-payment field because those functions are controlled through the property manager’s settings.
DoorLoop login and account activation
DoorLoop identifies app.doorloop.com/auth/login as its default login page. That page is intended for users who have already activated their account and created a password.
New tenants should begin with the invitation issued by the property manager. DoorLoop’s invitation process gives tenants access to online payments, maintenance requests, and announcements after the portal account is established.
Do this first: determine whether the invitation was ever accepted.
A tenant who never completed activation should contact the property manager for another invitation. A tenant who previously created the account should return to the normal login page and use the available account-recovery route when necessary.
Do not register a second tenant identity merely because the original invitation cannot be found. A separate record may not contain the correct lease, balance, or property access.
Why the invitation says it expired
DoorLoop documents an invite has expired message as a situation that often occurs after the tenant has already accepted the invitation and created a password. The old invitation is no longer the correct entry point at that stage.
Use the normal login instead.
If the invitation truly was never accepted, the property manager can resend it from People > Tenants by locating the tenant and selecting Send Portal Invitation in the applicable action area.
The email address on the tenant record must be usable because the new invitation is sent there. An incorrect tenant email cannot be fixed from the renter-facing login screen.
A property manager should verify the tenant record before resending several invitations. Skip repeated sends until the correct email and lease are confirmed.
One account for several leases
DoorLoop allows one tenant portal login to show multiple leases when those leases use the same tenant record. The tenant can then view and make payments for each associated lease from that account.
This setup can fail when the same person was entered as separate tenant records. One lease may appear while another seems missing, even though both use the same email address.
The priority is record consistency. Skip creating an extra login.
The property manager should check whether the leases share the same tenant profile and consolidate or correct the records through the appropriate administrative process.
Why rent payment options are missing
Online payment access depends on more than the tenant’s password.
DoorLoop states that accepted portal payment methods are available when an active merchant account is associated with the property. Supported methods include major credit cards, bank-issued debit cards, ACH, Apple Pay, Google Pay, and CashPayments powered by Western Union.
A tenant who can open the portal but cannot find the rent-payment feature should contact the property manager. The landlord or management company controls the property’s payment setup and tenant portal configuration.
Browser troubleshooting has limits. Clearing site data may help a loading problem, but it cannot activate a merchant account or turn on a portal permission.
Do not submit rent through an unfamiliar payment link sent outside the normal property-management process. Confirm alternative payment instructions directly with the property manager.
DoorLoop payment fees
DoorLoop’s April 2026 support documentation lists a fee of 3.25% of the payment amount for credit cards, debit cards, Apple Pay, and Google Pay.
Its current ACH fee documentation lists:

DoorLoop states that these ACH charges are applied directly to tenants for each transaction and do not appear on landlord or management reports.
The displayed checkout amount should be reviewed before payment is submitted. Fees and plan arrangements can change, and the tenant may not know which DoorLoop plan the property manager uses until the portal presents the transaction details.
Use the least expensive available method that the property manager accepts. Skip assumptions based on another building’s setup.
AutoPay and recurring rent payments
DoorLoop promotes online rent collection and automated payment tools as part of its property management platform.
AutoPay availability can depend on the property’s payment setup and the tenant portal controls selected by management. A tenant who cannot find a recurring-payment option should not assume the account is broken.
Check three things:
- The portal has online payments enabled.
- A supported payment method has been added.
- The lease and property permit the relevant payment workflow.
A newly added bank account does not necessarily mean an automatic schedule has been created. The tenant should confirm the recurring amount, timing, and lease association shown in the portal before relying on it for the next rent due date.
Keep the distinction sharp. Saving a payment method and scheduling a recurring payment are separate actions.
Why a payment may fail or reverse
DoorLoop supports ACH bank transfers, but those payments can later be returned by the financial institution. Common bank-side reasons may include insufficient funds, invalid account information, or an account that has been closed. DoorLoop’s payment FAQ groups returned and reversed tenant payments separately from immediate payment-method errors.
A card or wallet payment can also fail when the method is not supported or the issuer declines the transaction.
When a payment fails:
- Read the exact portal message.
- Check whether the payment is declined, pending, returned, or reversed.
- Confirm that the method is supported.
- Contact the financial institution when the rejection came from the bank.
- Contact the property manager when the portal balance or lease record appears incorrect.
Do not submit the same payment repeatedly without checking whether one attempt remains pending. Duplicate attempts can create confusion about the actual rent balance.
Partial payments are controlled by management
DoorLoop allows tenant portal features to be customized at more than one level. Its support documentation shows that company-wide tenant portal defaults can be configured, while features can also be managed for individual properties or leases.
That structure explains why one tenant may be allowed to enter a partial amount while another must pay the exact balance shown.
A locked amount field is usually not solved by changing cards. The property manager needs to review the relevant tenant portal permissions and lease settings.
Do settings first. Skip payment-method troubleshooting when the amount itself cannot be edited.
Partial payment acceptance may also be affected by the landlord’s policies and applicable lease terms, which vary by property and jurisdiction.
Maintenance requests and missing request buttons
DoorLoop lets property managers enable online tenant requests through Settings > Tenant Portal > Permissions. The documented control is Allow tenants to submit online requests, with additional options for viewing open and closed requests.
If that permission is off, the tenant may see payments and announcements but no maintenance-request option.
This is configuration, not login failure.
When enabled, tenants can submit a request through the portal and management can track the issue. DoorLoop’s tenant materials describe maintenance requests as one of the portal’s core functions.
For an urgent safety or habitability issue, tenants should follow the emergency contact instructions provided by their property manager rather than relying only on a portal submission.
Property managers viewing the tenant portal
DoorLoop allows an authorized property manager to view what a tenant sees. The documented path begins at People > Tenants, followed by the three-dot menu and Login to Portal. The tenant view opens in another browser tab.
This is useful when a renter reports a missing button or unexpected balance. The manager can inspect the tenant-facing screen without guessing which options are visible.
Use it for diagnosis. Do not treat the impersonated view as the tenant’s normal payment session.
The tenant should submit personal payment actions through the tenant’s own authenticated account unless DoorLoop and the property manager provide a different documented process.
