DoorLoop is property management software used for tenant communication, lease administration, online rent collection, accounting, and maintenance. Tenants enter the portal after receiving access from their property manager and can use either a configured password flow or DoorLoop’s email-based one-time passcode login.

Do not treat every portal failure as a bad password. A tenant may be using the wrong email, reopening an accepted invitation, entering through a manager’s impersonation session, or selecting the wrong lease for a cash payment.
What DoorLoop gives tenants
DoorLoop’s Tenant Portal can provide online rent payments, payment history, insurance uploads, announcements, documents, and maintenance requests. Which options appear depends on the settings selected by the property manager.
A renter may therefore enter the account successfully but see no Make a Payment button or maintenance option. That does not automatically mean the portal is malfunctioning.
The most useful diagnostic question is narrow: which feature is missing?
Login access is controlled by the invitation and portal identity. Payments depend on merchant setup and permission settings. Maintenance access is enabled separately. Multiple leases require the correct tenant record and, for some payment methods, the correct lease account number.
Start there.
DoorLoop login and one-time passcodes
DoorLoop identifies app.doorloop.com/auth/login as the normal portal login address. After activation, tenants can enter with the email address associated with their portal account.
DoorLoop also documents a passwordless login option using a one-time passcode sent to the tenant’s email. The Tenant Portal Help Center lists this as a current access method alongside its invitation and login troubleshooting guidance.
The email matters more than the device.
A tenant must use the address tied to the portal identity. Someone who received an invitation by SMS may accept the invitation through the text link, but DoorLoop says a valid email address is still required for future portal login.
Do account identity first. Skip trying several unrelated email addresses because each failed attempt makes it harder to determine which tenant record management should inspect.
Email and SMS invitations
DoorLoop allows property managers to send tenant portal invitations by email or text message. Its June 2026 invitation guide says the manager should configure portal settings before sending access and can issue an invitation to a valid email address or mobile number.
An SMS invitation does not create a phone-number-only login. When the tenant opens the text link, DoorLoop may ask for an email address that will become the login email.
Write it down.
That email should be used later at the normal DoorLoop login page. If the renter forgets which address was entered during SMS activation, the property manager may need to inspect the tenant’s login information.
The manager should also confirm that the lease is active and marked as moved in. DoorLoop says invitations cannot be sent for draft or inactive leases.
Why an invitation no longer opens
A portal invitation is primarily an activation link. It is not intended to remain the tenant’s permanent bookmark.
Once the tenant has accepted the invitation and established the account, the renter should use DoorLoop’s regular login page. DoorLoop’s support materials specifically distinguish a missing original invitation from an account that has already been activated.
Ask for another invitation only when activation never occurred.
For property managers, the resend route begins at People > Tenants. The manager locates the tenant and issues a replacement invitation after checking the lease status and saved contact information.
Priority one is the tenant record. Skip sending replacement links to an email address that management has not confirmed.
Multiple leases under one account
DoorLoop says tenants with multiple leases can use one portal login when those leases share the same tenant record. The tenant can then view and pay each lease within the same account.
This setup is cleaner than creating a separate renter identity for every unit or agreement. Duplicate tenant records can divide lease access and make one property appear missing from the portal.
The property manager should check whether the leases are linked to the same tenant profile before issuing another login.
Payment selection matters too. A tenant must open the correct lease before submitting a payment because balances and payment references are associated with individual lease records.
CashPayments and the wrong lease number
DoorLoop supports CashPayments powered by Western Union for in-person cash rent payments where that method is available.
Each DoorLoop lease has its own CashPayments account number. DoorLoop warns that a tenant with multiple leases can experience a failed or misapplied payment attempt by using the account number from another lease. The tenant should sign in, open the specific lease being paid, and use the account number displayed for that lease.
This is a concrete failure point.
Do not reuse an old payment slip merely because the tenant name is unchanged. A renewed lease, additional unit, or separate agreement may display another account number.
Check the lease first. Skip asking Western Union to redirect a payment before management confirms which DoorLoop account number was used.
Why online payment controls disappear
DoorLoop says a missing Make a Payment button means ePay is turned off in one or more tenant portal settings levels.
Online collection also depends on management completing the required merchant setup. DoorLoop’s process requires business verification for the receiving bank account and the correct default operating bank account assigned to the property. Once a tenant pays online, DoorLoop records the payment on the lease.
These are administrative dependencies.
A renter cannot enable the feature by changing browsers or adding another card. Contact the property manager when the payment button is absent or the portal says online payments are unavailable.
The manager should review both portal permissions and the property’s bank and merchant configuration before escalating the issue.
Supported payment methods
DoorLoop’s April 2026 documentation lists these tenant portal methods when an active merchant account is connected to the property:

Venmo, PayPal, Zelle, and prepaid cards are not accepted directly in the portal.
Use a documented method. Skip repeated attempts with a prepaid card or unsupported payment application.
Payments made outside DoorLoop may need to be recorded manually by the property manager, so tenants should follow the payment instructions supplied for their property.
The impersonation payment error
DoorLoop allows property managers to view a tenant’s portal from People > Tenants, using the three-dot menu and Login to Portal. A new tab shows the portal as the renter sees it.
That view is meant for diagnosis.
DoorLoop blocks payments and AutoPay setup while a property manager is impersonating a tenant. The documented error states that payments are not allowed for security reasons in the impersonated session.
A shared email address can also cause confusion. DoorLoop says that when the same person is both a DoorLoop user and a tenant, separate email addresses may be needed for the staff account and tenant portal account.
Use the correct identity first. Skip attempting a rent payment from the manager’s diagnostic view.
Maintenance requests and portal settings
DoorLoop lets management enable tenant requests, add instructions, automatically assign staff, and communicate through the request’s Activity Feed. Messages can also be sent to the tenant by email when an email address is saved.
The feature must be switched on in the Tenant Portal settings. A tenant who sees payments and documents but no request option may simply be on a lease where online requests are disabled.
For property managers, the setup should be checked before assuming the renter is overlooking the button.
A portal request is also not a substitute for emergency instructions. Tenants should use the urgent contact procedure supplied by management for immediate safety or habitability problems.
Files and documents in the portal
DoorLoop lets managers share uploaded files with tenants through the Tenant Portal. Before files become visible, viewing permissions must be enabled for the portal, and the file must be shared with the appropriate tenant, owner, or lease.
A missing document does not necessarily mean it was deleted.
The file may exist in DoorLoop without being shared, or portal file viewing may be disabled. Contact management with the document’s name or purpose rather than repeatedly refreshing the tenant account.
Check permissions first. Skip uploading a duplicate lease or notice unless management confirms the original record is unavailable.
